How this works

Checked, not collected.

Anyone can list every pre-construction project in Ontario. The lists are long, and large parts of them are wrong — copied from each other, never confirmed, never dated. This list is shorter on purpose: 56 projects, each labelled with where its information came from and when it was last checked.

01

Every fact carries its source

Three levels, shown on every project. Verified means the builder, the sales office in writing, or a municipal record — 3 of 56 are there today. Brokerage inventory means Royal LePage Pinnacle’s own project register: good enough to shortlist, not good enough to act on until I confirm it. To confirm means third-party sites only, and the label stays until I have made the call.

02

Six questions, asked in writing

Ownership and the monthly fee. What the price is actually based on, and whether it is net of the HST rebate. The full deposit schedule and the dates it runs to. The occupancy date that appears in the agreement rather than the brochure, with the delay provisions. Whether you can assign before closing, and at what fee. Whether development charges and closing adjustments are capped.

  • Three of the six change what you actually pay.
  • Each project page scores itself out of six, so the gaps are visible before you ask.
  • An unanswered question is shown as unanswered. It is never filled in with a guess.
03

A builder’s read on the plan

I spent 25 years building, renovating and restoring houses before I sold them. That matters most at the two points where a pre-construction buyer is on their own: reading a floor plan well enough to know how it will actually live, and standing in the design centre deciding which upgrades are worth their price and which are margin.

04

It gets re-checked, or it gets marked stale

Prices and incentives move. Every entry carries the date it was last checked, and that date is on the card as well as the page. When it goes stale the honest thing is to say so rather than quietly leave an old number on screen.

What this site is not

It is not a listing portal, and no MLS® content appears here — resale listings and sold data live on the property search. It is not a developer’s website. And nothing here is described as platinum, VIP or exclusive access, because that is a designation a builder gives in writing, not a word to put in an ad.
